Welcome to our beautiful home! we live at the border of the historical Romans' Appian Way (Appia Antica)and we thus have the luck to live in the countryside, yet at 15 minutes driving from the historical center of rome. we are also just minutes away to great shopping centers - above all the major Italian Outlet Center(Castel Romano). we thus get the best of two worlds! our place is particularly suited for families who wants to alternate exploring rome and all the rest the rome area has to offer with relaxing in the Italian countryside (for instance you could live the kids with the lifesaver at the pool and visit museums meanwhile...) :-)
We live in a upscale residential community of 40 villas with concierge, swimming pool, tennis court, playground. Each has its own secluded and peaceful garden. . . wake up with the singing of the birds! ! !
Our home spread onto three floors.
On the main floor there is a huge living and dining room with fireplace, two bedrooms with bathroom and shower, a large fully equipped eat-in kitchen, 2 terraces on the 2 sides of the (large) garden and two patios. unless it rains, we always eat outside at lunch, even in the winter, alternating sides according to the needs!! in the upper floor there is a third bedroom, that I usually use as my study, with its own bathroom. in the ground floor there is the laundry room with washing machine and dryer. we of course have SAT TV, stereo, wireless internet, printer etc etc etc.
The garden has 2 BBQs and all amenities you may want. It is adults and kids' paradise, the lattest will especially enjoy all of Giorgio's toys and equipments. If you like gardening you are welcome to help! ther are lemons and all other sorts of fruits to pick up and eat and you are most welcome to enjoy them!
on the first floor there is also a separate apt where currently lives our house manager and his fiancèe, taking care of the house while we are away. I am in fact currently a fellow at Brookings so we are now living in DC. he will assist you in the home exchange, should you need it but else you'll never see or hear them (he also works for me at the University of Rome nd she is a lawyer so ther are away all day anyway).the two sections of the villa are compeletely independent from each other, with distant and separate entrances.
Our home is usually fresh even in summer, anyway next summer we will have A/C too (Please be careful, it is an extremy expesive commodity in Italy!). It is full of light, all painted in light yellow, except for the live-in kitchen which is brigh orange! It is furnished with a nice mix of antiques and modern, too, reflecting the different countries we lived in.

as a car is needed to fully enjoy our place and a visit to rome, we would be open to trading cars, too.

Our neighborhood place extremely quite, sunny and perfect for relaxing after exploring beautiful but exahusting Rome! wake up with the singing of the birds! Why not go for a swim in the pool before dinner, or to play a bit of tennis?
A bus connecting to the metro and the historical centre of Rome is just yards away, though as we live in the countrides and Rome is BIG we STRONGLY raccomend to have a car - a possible trade with one of our cars can be discussed. Driving into and back from downtown is extremely easy all our guest have done safely and happily so far and we have private parking places. (there are only 3 trafic lights between us and the Colosseum...)
Our home is also the perfect place to explore Rome and its sourroundings: the Castelli and the Lakes (15 minutes away) the seaside (Sabaudia and other famous places 50 minutes away), Umbria (1 and half hour), Naples and its coast(1 and half hour) etc... as well as Europe... we are 7 minutes drive from Ciampino airport and Ryanair and the other low cost companies will unable you to go shopping in London or Paris for the day for around 30 EU or even less!!!there is a horse back riding club 3 minutes walking if you like it and in the winter, skiing is less than 1 hour away! last but not least for golf lovers, The famous Golf Fioranello is also 5 minutes away - offering the fascinating experience of playing golf among anciet Romans’ ruins - and Parco dei Medici Golf Club is 10 minutes away!

Among the amenities that you will find at our place: Fireplace, Phone, wireless internet access, Satellite TV, VCR, CD and DVD Players, Full gourmet Kitchen, Microwave, Dishwasher, Refrigerator, porcellan dishes, washer, dryer, Pool, Tennis, Parking, BBQ. . . .
We do not smoke and therefore ours is a smoke-free home (the garden as well, we are quite strict about it).
Driving into Rome is very easy and we will advise you of the best places to park and then use you feet! among the many things that one can at our place:
at home: relax. . . swimming, biking, tennis, horseback riding and Fitness Center (we have a step and a runner)
within 10-20 minutes: hiking, Golf, Swimming, Sailing, Surfing,
Skiing (in winter) is one hour away
in about 1-2 hours of driving: Umbria, the lakes, Naples and the Amalfi coast. .
and of course in Rome you have plenty of Shopping, Restaurants, Live Theater, Cinemas, Museums, Sightseeing, . . . . what more?
ah, yes, we could consider leaving you one of our cars!

since our home in rome will be free most time, exchange does not need to be simultaneous nor of the same lenth, you are welome to stay longer!

we prefere places with a little green around and water front homes with pool when we go to the seaside.
we have succesfully exchanged several times in the US, Jamaica, Sounth Africa, Mexico, US and several places in Europe... We are now living in DC and are ready to explore the US and the Caraibbians. Few long Week-end escapes in change of a longer stay in italy would do too.
we like to go to the seaside both in winter (exp. caraibbians) and in the summer. Our preference goes to beachfront houses in unspoiled and unpopulated places. We love unspoiled and unpopulated beaches, hate crowded ones. now that Giorgio enjoys skiing we are also ready to go explore ski resorts in the US!!

We are a Florentine family, first mooved to Rome and now living in DC where Fed is a Sr. fellow at SAIS John Hopkings and Giulio is Scientific attache' at the Italian Embassy.
we have a wonderful and very well behaved 5 yrs old son, Giorgio, who lo pves swimming both in the ocean and in pools. We have succesfully exchaged many timws and giorgio loves it!
