FOR ROMANCE IN VENICE - AT ANY TIME?

When we found this apartment, we thought we had achieved the impossible! Modern, light and comfortable, it is situated on a corner overlooking a typical Venetian canal and the open Lagoon. In a quiet area of Venice with its own community and local shops, restaurants and cafes, it is only 10 minutes away from St Mark's Square.

Two bedrooms (both kingsize) plus one bathroom and WC and one shower room and WC. The living/dining/kitchen area is large and open plan with a curved wall and windows taking in the lagoon and canal views. We have a small balcony which can seat 4 (friendly) people - but really this is an apartment for a couple. Ideal for a romantic break...or just a chance to rest and enjoy the peace and the sunsets together.

The kitchen is fully equipped and we have full central heating and air-conditioning. Lots of books,DVDs and board games - and spare wellington boots for when the "aqua alta" brings (shallow) flooding!

The water reflects all around and, with full length windows, polished wooden floors and white marbled walls, it can feel like a stateroom on a luxury yacht! Church bells ring morning and evening and trainee gondoliers practise their skills from the boatyard opposite. Come and enjoy your evening Prosecco on our balcony!

Our apartment, a second home (our main homes are London and Bath, England) and much loved hide-away, is in an award winning, modern (2004) development on the island of Giudecca. We are a 10 minute stroll from the famous Hotel Cipriani or the Hilton Molino Stucky but the neighbourhood has retained a real community feel with children playing in the square in the evening and older couples walking arm in arm along the waterfront, shopping for their evening meal and pausing in a bar for a "spritz" and to pass the time of day with one another.

San Marco (St Mark's Square) is about 10 minutes away via a short walk and 3 stops on the vaporetto (waterbus). Or one hop on the vaporetto takes you to the Accademia and Peggy Guggenheim museums. In alternate years (2013 etc) the Biennale Art Festival takes over the city for 6 months with many exhibits showing within a block or two of the apartment.

But there is no need to leave the immediate area at all as the whole world seems to pass by on the water beneath our windows! And we have an excellent local supermarket plus butcher, bakers and fishmonger etc - not to mention every type of eating option from the local cafe to Harry's Dolci, sister establishment to Harry's Bar.

Venice is a year round destination. Summers are hot and it can be very humid in July and August. Winters can be cold but it rarely snows and is often sunny and clear though the occasional spell of fog can add to the romance! Spring and Autumn are glorious!

We also have a listing in Bath, England (#2575) which is our apartment in The Royal Crescent. We would consider swapping both properties (an easy flight between the two) in exchange for something tempting! This has worked well with recent home-swap partners from Australia and the Caribbean.

NB This is a second home for us and we are flexible on the dates it can be used so this does not have to be a simultaneous exchange.

Open to any dates

We are open to offers so please try to tempt us! However we are particularly interested in major or capital city-centre, cultural destinations. We love NYC, San Francisco and Sydney and would love to explore San Diego, Tokyo, Beijing and Shanghai plus South-east Asian or Pacific destinations.

Or warm beaches with good snorkelling or diving. We love islands!

Tricia is an author/journalist who also works with several charities/NGOs. Roger is a semi-retired CEO. We have two grown up sons, working in San Francisco and Tokyo.....and a daughter-in- law-to-be in Beijing!

We generally travel as a couple (although Tricia sometimes goes on her own) but occasionally manage to persuade "the kids" or close friends to come along too.
